Black streaks on South Florida roofs are not dirt. They are algae that feed on the roof and spread. How you clean them matters.
Pressure washing
High pressure is great for concrete: driveways, sidewalks and pool decks. On a roof it can crack tiles, strip granules from shingles and force water under the roof. It also only removes what you can see, so the algae comes back quickly.
Soft washing
Soft washing uses low pressure and a cleaning solution that kills algae, mold and lichen at the root. It is gentle on tile, shingle and painted surfaces, and results last much longer.
Our rule of thumb
- Roofs, stucco and painted walls: soft wash
- Driveways, sidewalks, pavers and pool decks: pressure washing with a surface cleaner
